Cora Flats is currently a vacant property located approximately three miles Northeast of Baylor University, with the property resting on Loop 340, a major thoroughfare for the area. The property is adjacent to a new single family development of over 200 homes. 700 feet to the South of this site, construction is nearing completion for a new gas station and local market that will provide convenience to Cora Flat’s prospective tenants. There are several education centers located within the immediate vicinity of Cora Flats, including La Vega High School, La Vega Junior High School, La Vega Intermediate School, H.P. Miles Middle School, and Greater Waco Christian Academy. Waco’s higher education institutions are nearby, with an 8 minute commute to Baylor University and a 9 minute commute to Texas State Technical College. Cora Flats also boasts great proximity to many employment and recreational options. Waco Surf, a nationally known surf park, is a short 12 minute drive to the North East.
